Terms of Service

1. Acceptance of Terms

By accessing or using the EstateMakers platform (app.estatemakers.in), you agree to be bound by these Terms of Service. If you do not agree, do not use the platform. EstateMakers is operated by VR Enterprises, Mumbai, Maharashtra, India.

2. Eligibility

  • You must be at least 18 years old to use this platform.
  • Agents must hold a valid MahaRERA registration to list properties professionally.
  • You must provide accurate and truthful information during registration.
  • One account per person. Multiple accounts may be suspended.

3. Account Responsibilities

  • You are responsible for maintaining the confidentiality of your password and security PIN.
  • You are responsible for all activity under your account.
  • Notify us immediately if you suspect unauthorized access to your account.
  • We reserve the right to suspend or terminate accounts that violate these terms.

4. Platform Services

EstateMakers provides:

  • Property listing and search for the Mumbai Metropolitan Region (MMR)
  • Lead generation and CRM tools for real estate agents
  • AI-powered property parsing, matching, and search
  • Requirement posting and agent-buyer connections
  • Project exploration with MahaRERA verification
  • Wallet-based subscription and payment system
  • Referral rewards program

5. Property Listings

  • All property listings must be for real properties in the Mumbai MMR region.
  • Listings must contain accurate information (price, area, location, features).
  • Fake, misleading, or duplicate listings will be removed without notice.
  • EstateMakers does not guarantee the accuracy of any listing. Buyers must verify independently.
  • We reserve the right to moderate, edit, or remove any listing.

6. Wallet, Payments & Subscriptions

  • The subscription fee is ₹749/month, auto-deducted from your wallet balance.
  • New agents receive a ₹1,000 joining bonus credited to their wallet.
  • Wallet credits are non-refundable once used for subscriptions, boosts, or services.
  • Unused joining bonus credits expire after 60 days.
  • Referral rewards are credited per the referral program terms (₹100 on first referral, ₹25/month recurring, ₹500 yearly bonus).
  • All payments are processed in Indian Rupees (INR) via UPI or Razorpay.
  • We reserve the right to change pricing with 30 days advance notice.

7. Prohibited Activities

You agree NOT to:

  • Post false, misleading, or fraudulent property listings
  • Scrape, copy, or extract data from the platform
  • Spam other users with unsolicited messages
  • Use the platform for any illegal activity
  • Attempt to bypass subscription limits or payment requirements
  • Impersonate another person or agent
  • Interfere with the platform's operation or security
  • Share your account credentials with others

8. Lead Generation & Contact Reveals

  • Contact information is revealed to agents when a buyer submits an inquiry.
  • Agents must use revealed contact information only for legitimate real estate purposes.
  • Misuse of contact information (spam, harassment) will result in account suspension.
  • Contact reveal limits are set by your subscription plan.

9. MahaRERA Compliance

EstateMakers supports MahaRERA compliance by displaying RERA registration numbers and verification badges on projects. However, we are not a government body and do not independently verify RERA registrations. Users should verify project RERA status directly at maharera.maharashtra.gov.in.

10. Intellectual Property

The EstateMakers platform, including its design, code, AI models, and branding, is the property of VR Enterprises. You may not copy, reproduce, or distribute any part of the platform without written permission. Content you upload (property photos, descriptions) remains yours, but you grant us a license to display it on the platform.

11. Limitation of Liability

  • EstateMakers is a technology platform connecting agents and buyers. We are not a real estate broker or agent.
  • We do not guarantee any property transaction, deal closure, or lead conversion.
  • We are not liable for any disputes between agents and buyers.
  • Our total liability is limited to the amount you paid us in the preceding 3 months.
  • We provide the platform "as is" without warranties of any kind.

12. Termination

We may suspend or terminate your account at any time for violation of these terms, with or without notice. Upon termination, your access to the platform will be revoked. Your property listings will be deactivated. Wallet balance will be forfeited if the termination is due to terms violation.

13. Dispute Resolution

Any disputes arising from the use of this platform shall be resolved through arbitration in Mumbai, Maharashtra, in accordance with the Arbitration and Conciliation Act, 1996. The courts of Mumbai shall have exclusive jurisdiction.

14. Changes to Terms

We may update these Terms of Service from time to time. Changes will be posted on this page with an updated date. Continued use of the platform after changes constitutes acceptance of the updated terms.
